COVID-19 UPDATE: JOB GROWTH, INFLATION RISKS, AND AFFORDABILITY CONCERNS

BUILDERONLINE While the potential influence of continued high inflation adds an element of caution to the current state of the economy, Zonda chief economist Ali Wolf said her take on the overall economy is more positive during the latest COVID-19 Update webinar. Wage Growth and Inflation Partially as a result of the labor crunch, employers are feeling pressure and increasing wages. Wolf says the country is experiencing a wage growth between 4% and 6% compared with 2020, the highest levels of year-over-year growth since 2004-2005. The positive impact of higher wages and consumer spending power, however, is being offset by higher costs and high inflation numbers. Inflation has grown between 3.5% and 5% year…

2 Innovative Water Efficiency Strategies

NAHB As water costs continue to rise across the country and some areas face droughts, aridification, and water supply constraints, Property Owners – particularly owners of affordable housing – can benefit from these additional water efficiency strategies.  Of Course, new or replacement toilets, aerators, and showerheads are a great starting place for significant water savings; they are cost-effective and save water and utility costs. However, here are 2 more ways to increase water efficiency: 1. Install weather-based smart irrigation systems.  Traditional irrigation systems rely on manual controls that can result in operators guessing how often to run the system, and lack leak detection or flow management, all of which can waste water and cause other issues, such as slip hazards and slope erosion.  Weather-based smart irrigation brings precision to the system and can…

House Passes Infrastructure Bill

NAHB The House late last night passed the $1.2 trillion bipartisan infrastructure bill approved by the Senate and President Biden will sign the measure into law shortly. NAHB supports the infrastructure bill, which will make much-needed improvements to the nation’s roads, bridges, broadband, and public transportation network. This bill, titled the Infrastructure Investment and Jobs Act, will help connect more Americans from their homes to their places of work and within their communities. It contains several provisions that will boost housing affordability: By including Sen.  Joe Manchin’s (D-W.Va.) Energy Infrastructure Act, this legislation helps to increase energy efficiency and reduce greenhouse gas emissions without stringent energy code mandates that will increase housing prices. The measure…

Mitigate Cracks With The Right Detailing

Creating adequate separation between materials is critical to mitigating cracks (and worse) along cementitious surfaces BY JOHN KOENIG [source:ProBuilder] Builders can eliminate a lot of first-year warranty calls and latent defects by paying closer attention to seemingly minor details. A case in point is where different exterior finish materials and other products meet one another, such as stucco cladding at the frame of a vinyl door or window, or manufactured stone adjacent to an engineered wood trim board. Simply, materials expand and contract at different rates in response to changes in moisture and temperature. Place them too close together, and one material’s expansion will intrude on another material reacting differently to the same conditions.…

An Alternative Way To Install Roof Overhangs

While eave overhangs are typically built as part of the main roof framing, installing them as separate pieces offers better air-sealing opportunities. By Jess Chaloux [source:Fine Home Building] It can be tough to get a good tight seal around rafter tails and other tricky spots when installing a water-resistive barrier (WRB) and air barrier, but on the 2020 Fine Homebuilding House, the build team used some smart construction details to overcome those challenges. Architect Elizabeth DiSalvo and builder Albert Jensen-Moulton decided to stop the new roof framing right at the wall plane instead of letting the rafters hang over the edge. This allowed them to wrap the WRB up the walls and onto the roof in one continuous, easy-to-install sheet. It’s…
